PROPOSED

Dwelling Units Allowed: Allow up to four units per zoning lot as permitted uses in the N-1 and N-2 Districts as long as one dwelling unit is in a principal building. ADUs should count as part of the total number of dwelling units on a zoning lot.

UNDER CONSIDERATION

Transit-focused Dwelling Unit Bonus: Allow up to six units per zoning lot as a Special Use in the N-1 and N-2 Districts in locations within one-quarter mile walking distance of a major transit stop that are located on zoning lots that are 5,000 square feet or greater.

UNDER CONSIDERATION

Affordable Dwelling Unit Bonus: Allow up to six units per zoning lot as a Special Use in the N-1 and N-2 Districts on zoning lots that are 5,000 square feet or greater when at least two of the units on the lot are affordable housing that are reserved for households earning less than 80 percent of area median income (AMI) for renter-occupied units or less than 120 percent of area median income for owner-occupied units.

Parking

Effective June 1, 2026, the People Over Parking Act requires all Illinois municipalities to eliminate off-street parking requirements for uses located within transit-served areas. Much of Oak Park is affected by this requirement. .

Historic Preservation

The proposed changes to the zoning standards will have no impact on historic designations and regulations.
